Cost-plus is only as honest as the book-keeping behind it. The difference here is enforced transparency: you see actual invoices, payments are milestone-verified, and my fee is fixed and stated — so I have no incentive to let costs drift.
The preconstruction budget includes a contingency we size together, and you approve every change before it's spent. If costs move, you see it in the monthly review — while there's still time to make decisions, not after the money is gone.
Not on the same project — that would be a conflict of interest, and I won't pretend otherwise. On projects I build, you get the protections an owner's rep would fight for, built into the contract. And you're always welcome to hire your own independent rep; I'll hand them everything they ask for.
